Brainstorm & initial call
1. First meeting
After discussing your options with us as our client, we will schedule a meeting with you at a time that is convenient for you. During this meeting, we will discuss the location of the project, the initial design criteria, the budget, and any financing options that have been considered. If you are interested in a lot owned by RJ Wachsman Homes, this will also be the opportunity for you to reserve the lot for a specific period. This meeting serves as an opportunity to ensure that we have a clear understanding of your vision for the project and that all necessary details are taken into account before construction begins.
This meeting may be sufficient for you, the client, to engage with us in a Design Services Agreement (DSA), or we may need to discuss the project in additional meetings. However, before we can proceed with anything official or create any drawings, we will need to execute a DSA and collect a deposit to fund the design and planning process. These funds will be used to pay for any design or drafting services in consideration of any potential home construction. We do this because the time and expense involved with planning a home can be costly. Any remaining deposit after completing the planning process will be applied directly towards the home at closing or refunded if we do not engage together as builder and client.

By including all details in the initial plan, you can ensure that the final result is exactly what you envision and minimize any potential costs associated with making changes later on.
4. Contract
An Earnest Money deposit, which is a percentage of the final cost, will be collected at this time. This deposit shows that the buyer is committed to the project and the executed contract. Any remaining funds from DSA will be applied towards the required Earnest Money deposit. This deposit can be made in the form of a check, money order, or cash, and will be held in escrow and applied towards the final cost of the home at closing.

We will also make sure that the homeowner's lender is connected to our office staff. This will facilitate the flow of information between the lender and our office, especially as we approach completion.

In addition to our focus on safety, we are also committed to maintaining the cosmetic condition of your home.
